Quality asphalt work fixes the cause of the damage, not just the surface you can see. The right asphalt contractors match the repair to the problem, whether it is alligator cracking, potholes, or failing edges, and the finished lot should drain properly, ride smoothly, and hold up through Florida's rainy season.

At Reliable Pavement Maintenance, we repair, pave, sealcoat, and stripe commercial lots across Lake County and Central Florida. To have someone look at your lot, reach out to our team or call (407) 924-8228.

What does alligator cracking tell you about your lot?

Alligator cracking, a pattern of connected cracks that looks like reptile skin, usually means the base under the asphalt has failed. It is not a surface problem, so surface treatments will not fix it.

In Lake County, water is often the cause. Heavy summer rain soaks into cracks, softens the base, and lets every car and delivery truck push the pavement down a little more. You see it most in drive lanes, loading areas, and spots where water sits after a storm.

The proper repair is removal and replacement. The damaged asphalt is cut out, the base is corrected and compacted, and new asphalt is placed and rolled. Done right, the patch sits flush with the surrounding pavement and stays that way.

Sealcoating over alligator cracking is a common shortcut that does not hold. Pavement with extensive cracking or base failure will not benefit much from sealcoat, so that money is better spent fixing the structure first.

How should potholes be repaired on a commercial lot?

Potholes should be cut out, cleaned, and filled with properly compacted asphalt, not just topped off with loose patch material that washes out in the next storm.

We once got a call from a property manager who showed us a picture of a shopping cart stuck in a huge pothole, with groceries scattered all around it. He had heard the crash and went out to help the customer, but he took a picture of the pothole first.

After we finished the repair, we took a short video of a shopping cart gliding smoothly over the same spot. That is what a good before and after looks like: the problem is gone, and the surface works the way it should for customers.

Potholes also grow fast in Florida. Once water gets under the surface, each rain and each vehicle makes the hole bigger. Fixing them early keeps the repair smaller and protects you from the kind of trip, fall, and vehicle damage claims no property manager wants.

Why do pavement edges fail, and how are they fixed?

Edges fail when there is nothing solid supporting the side of the pavement. Without good support and drainage, the edge crumbles, cracks, and breaks away.

On many Lake County properties, edges run along grass, landscaping, or sandy shoulders. Water runs off the pavement, softens the ground at the edge, and the weight of turning trucks does the rest. Lots along busy corridors like US 441 and US 27, with frequent delivery traffic, see this often.

The repair starts by cutting back to sound asphalt. The base is rebuilt and compacted, new asphalt is placed, and the edge is finished so water drains away instead of under. In some cases, a concrete curb or wheel stops help keep vehicles from riding the edge again.

When much of a lot is worn but the base is still sound, capping or overlaying the existing asphalt can give it a new surface without full replacement. Learn more about our asphalt repair and paving services.

How can you judge asphalt contractors before you hire?

Look at finished work. Photos of completed lots tell you more than any sales pitch, especially when you can see what the property looked like before.

Pay attention to the details. Are the patches flush with the surrounding pavement? Do the edges look clean and straight? Are the stripes sharp, and do the ADA stalls and access aisles look properly laid out? Does the lot look like water will drain off it?

Our project gallery includes commercial lots across Central Florida, from a dental office in Eustis to banks, restaurants, a retirement center, and an RV resort. Several projects show the old, faded lot next to the newly sealcoated and striped result.

Take a few minutes to browse our work before you decide. You will get a clear sense of what our finished lots look like and the range of properties we handle.

How do you get your own lot assessed?

Start with a walk-through. A proper assessment looks at cracking, potholes, edges, drainage, and markings across the whole lot, then recommends the right fix for each problem instead of a one-size-fits-all bid.

That usually means a plan in a logical order. Structural repairs come first, then sealcoating to protect the surface, then striping and ADA markings to finish the lot. Doing it in that order means you are not paying to seal or paint pavement that will need to be cut out later.

We are licensed, insured, and bonded, and we handle the work ourselves, from removal and replacement to sealcoating, striping, signage, and wheel stops. One crew, one plan, start to finish.
